All driveway and parking areas should be protected by sealcoating to preserve the asphalt surface in much the same way a wood deck should be sealed.   This will help prevent against oxidation, cracking, oil spills and of course keep a nice flat black appearance to enhance your home and property. The driveway/lot should be sealed 6 months to 1 year after it has been paved and every 2 to 3 years after the initial sealing.


There are many products on the market and everyone always asks which is best to use. We recommend a coal tar/asphalt base sealer with sand which will leave a non slip, dark, flat black appearance.  We brush our sealer on unless it is an extremely large driveway or parking lot; then it is sprayed on.

**We as well as the asphalt institute do not recommend any oil based materials, which are usually sprayed on, leaving a shiny slippery surface. These typically do more harm than good.**
